A mid-rise building in Southwest Florida is considered to be between 4 - 7 stories and does not usually exceed 90 feet in height. A mid-rise building may contain condominiums, co-ops and apartments. A mid-rise building may have more amenities than a low-rise building as there are more moving parts such as elevators and sometimes a lobby. Parking for a midrise building is often detached or under carports although sub-building parking is increasing in newer construction.

Summary
Built in the late 1980s, Audubon is located approximately 4-miles northwest of the shopping and restaurants at the Mercato Shopping Center and approximately 3-miles northeast of Delnor-Wiggins Preserve and Beach. Driving to Audubon from the Southwest Florida International Airport (RSW) takes approximately 30-minutes and driving to Fort Lauderdale takes approximately 95-minutes using "Alligator Alley". Audubon is a 24-hour guard gated community comprised of 14 neighborhoods. Each neighborhood has its own style of architecture. Some sub-communities have their own community pool and cabana.   • The Audubon Country Club has an active community. The clubhouse is home to many clubs and events such as Bridge, Mah Jongg and Book Club.
  • Audubon is home to the only full size private Croquet Courts in Naples with two expertly maintained croquet lawns which host tournament play and games.
  • Audubon has two 60 ft. officaly regulation Har Tru Bocee Courts. There are weekly games and tournaments during season.
Beach Access
  • The Delnor-Wiggins Pass State Park is only 3-miles away. The beach park is 166-acres in size and has a 1-mile long beach. There are restrooms and showers at the beach plus food concessions and equipment rental (kayaks, paddleboards, scuba, beach chairs and umbrellas). There are 5-parking lots connected by trails and boardwalks. There is a boat ramp that feeds into Turkey Bay, which is where the Cocohatchee River meets the Gulf of Mexico. The docks at the boat ramp are disability accessible.

  • The maximum number of golf members is limited to 300.
  • When you purchase a home in the Audubon community, you are required to purchase either a social or a golf membership.

What is a Courtyard Home?
A Courtyard home is a single family home with an enclosed courtyard. The enclosed area allows more privacy and the courtyard space can be filled with a patio, garden, pool or a kids play area. In some cases a courtyard home may have a detached mother-in-law suite (across the courtyard) with a separate entrance. Some of the benefits of a courtyard home are more privacy, sound reduction and separate guest quarters.

What is the Difference between an Apartment and a Condominium?
Condominiums are usually attached to one another similar to apartment units. The difference between an apartment and a condominium is that a condominium owner owns the unit and shares ownership of common areas with other condominium owners such as the clubhouse, pools, elevators, stairwells, parking lots, etc. Apartments on the other hand are not for sale; one must pay monthly rent to the landlord aka owner of the apartment building. As a condominium owner, you are a member of an HOA (Homeowners Association) and pay a monthly fee to the association in exchange for maintenance of the common areas.

What is an Estate Home?
