What is a Villa?
Real Estate agents in Southwest Florida use the word VILLA to describe luxury residences that are either rented or bought as a seasonal vacation homes or permanent residences. A villa is a privately owned unit that is unattached, semi-attached or attached to other villas with no occupants above or below (only shared walls if attached). Villas commonly have balconies or terraces with fine interior furnishings and appliances. Each villa owner pays monthly into an HOA (Home Owners Association) and in turn the HOA maintains the common areas such as the gardens, pools, elevators, stairwells, parking, etc.

Summary
Built in the early 2000s to present, Mediterra is located on the north boarder of Collier County and approximately 5-miles east of Bonita Beach. Driving to Mediterra from the Southwest Florida International Airport (RSW) takes approximately 25-minutes and driving to Fort Lauderdale takes approximately 95-minutes using "Alligator Alley". Mediterra is a 24-hour guard gated community. Members have a pass key gated entrance with metal swing gates. Comprised of thirty two sub-communities, Mediterra has multiple floor plans and architectural styles. There are multiple sub-communities with their own pool and cabana. All communities have use of Mediterra's community pool and clubhouse. Mediterra has amenities such as Golf, Tennis, Pool, Fitness Center, Dining, Walking Paths, Beach Access and a Clubhouse.   • The Beach Club at Mediterra is a 10,000 square foot facility that offers members a second floor swimming pool overlooking the Gulf of Mexico. There is a full service bar, dinning, sundeck and full beach services (chairs and umbrellas).
Dining
  • The Mediterra Club has a main dining room for members and guests of members. The dinner menu is often updated with the latest fare. The main dining room is also used for special events such as holiday gatherings, parties, annual golf tournaments and events.
  • The Mediterra Grill provides a gathering place for mid-day sandwiches and after game drinks. The menu changes regularly, providing seasonal variations. The bar overlooks the golf course and provides a diverse selection of beer, wine and spirits.
  • The Mediterra Grill and Lounge has indoor seating and outdoor terrace seating.
  • There is casual indoor and outdoor dining at the Mediterra Beach Club. Great Sunday brunch with grill chefs making your custom ordered omelet.
Golf
  • There are two 18 hole, Tom Fazio designed golf courses that provide a variety of competitive levels.
  • Mediterra's golf club membership is restricted to a total of 225 members per 18 holes of golf.
  • The Pro Shop offers the latest in Golf Apparel and accessories, hosts demo events, club fitting, re-gripping, spike replacement plus a summer reciprocal program.
  • There is a driving range, practice green and PGA accredited staff/pro to help with swing instruction and golf course management.

Private Beach Access
  • The 10,000 square foot Beach Club on Bonita Beach is just a 7-mile drive from the front gates of Mediterra and offers members a second floor swimming pool overlooking the Gulf of Mexico. There is a full service bar, dinning, sundeck and full beach services available to members (chairs and umbrellas).
Public Beach Access
  • Barefoot Beach is just 5-miles away. This beach is 8,200 feet long and is located in a 342 acre park. The beach entrance is located coast side, south of Bonita Beach Road on Barefoot Beach Boulevard. Barefoot Beach has 136 parking spaces and Barefoot Beach Preserve Park has a 356 parking spaces. There is a one-mile nature trail, showers, picnic area and a concession stand where equipment may be rented and food and drink may be purchase. The preserve also offers handicapped beach wheelchair access. Dr. Beach rated Barefoot Beach number 6th in the country in 2013 noting "The surf is gentle with waves generally being measured in inches, and the water is very shallow, making this a great beach for bathing and swimming for families. The sand is fine and contains many small shells."

  • The golf membership is non refundable to join. You will have access to all of Mediterra's golfing and amenities.
  • The difference between the Sports Membership and the Golf Membership is that there is a restricted amount of golf play November 1st and April 30th for Sports Members.
  • The golf and sports memberships are non-transferrable, meaning the person(s) who buy your home will have to join the Sports or Golf clubs independently.

What is a Bundled Golf Community?
In a Bundled Golf Community each resident financially supports the community golf courses maintenance and operations. When you purchase a home in a Bundled Golf Community, the cost of course membership is included (bundled together). If you are an avid golfer, the benefit of Bundled Golf is an affordable golf membership. There are no initiation fees since every homeowner in the community is paying for the course and the fees are more spread out. The downside of bundled golf is that if you do not play golf you are subsidizing a course that you are not using. There may also be a "Transfer Fee" when exchanging ownership. That being said there are often other amenities at the course such as clubhouse, pool and tennis that you may enjoy. One other bonus of bundled golf is that your bundled golf membership can be transferred to seasonal renters of your condo, villa or single family home.

What is an Equity Golf Community?
Equity golf memberships are not included with the sale of the house in a community with a golf course. Although there are homes built on the course and there is a clubhouse and other amenities, membership can be purchased separate from the home purchase and club membership is not mandatory. Various memberships are often offered from dinning, fitness to full golf privileges. Residents who want to become members must pay an initiation fee along with annual dues associated with your membership. An Equity membership allows you to share ownership of the course (sort of like a partnership). Ownership could also mean that you and the other owners may be responsible for assessments that might arise if he club becomes financially needy. If you move or decide to leave the club, you may sell your ownership (equity) to somebody else (depending on the refund ability clauses within the club rules and contracts). You should always check the governing documents within the community for details before purchasing or selling a membership.

What is a Non-Equity Golf Community?
Like an equity course, homes, condos and villas surround the course and memberships are available to homeowners. Unlike an equity course, membership does not mean ownership. The course is owned by a corporation and is a for profit business. Your initiation fee and annual dues are not refundable and memberships are not available for transfer. The board of governors is still made up of members, but you'll also see the clubs General Manager and Department Managers at their meetings (the latter being hired by the corporation that owns the club). The benefit of a non-equity membership is that membership is not mandatory to homeowners and if the club falls into a financial hardship you cannot be assessed.

What is Deeded Beach Access?
Deeded Beach Access means that a deed (agreement) specifically grants the public beach access via a right of way or a dedicated walkway between 2-shoreline properties. Deeded Beach Access is a nice amenity for those who own properties across the street from a developed shoreline allowing them beach access without passing through private property.
