What is the Difference between an Apartment and a Condominium?
Condominiums are usually attached to one another similar to apartment units. The difference between an apartment and a condominium is that a condominium owner owns the unit and shares ownership of common areas with other condominium owners such as the clubhouse, pools, elevators, stairwells, parking lots, etc. Apartments on the other hand are not for sale; one must pay monthly rent to the landlord aka owner of the apartment building. As a condominium owner, you are a member of an HOA (Homeowners Association) and pay a monthly fee to the association in exchange for maintenance of the common areas.

What is Considered to be a Low-Rise Building in Southwest Florida?
A low rise building in Southwest Florida is considered to be between 1 - 3 stories and does not usually exceed 40 feet in height. A low-rise building may contain condominiums, villas, co-ops, townhomes and even coach homes. A low-rise building sometimes offers more privacy but may have fewer amenities. Parking for low-rise buildings is more commonly uncovered or uses carports that are detached from the building although with newer construction there are many exceptions.

What is an Asphalt Shingled Roof?
Asphalt shingles come in two varieties: Fiberglass and Organic. Fiberglass shingles are made of a woven fiberglass mat that is covered with a waterproof asphalt coating, and topped with ceramic granules that shield the roof from harmful UV rays. The traditional organic mat-based shingles are similar to fiberglass shingles except that instead of fiberglass, organic shingles are made from felt paper saturated in asphalt for waterproofing, and coated with ceramic granules for UV protection. The lifespan of either Asphalt shingled roof runs between 20 and 30 years.

Summary
Built in the early 1980s through the late 1990s, Marco Shores is located approximately 2-miles north of the shopping and restaurants at Marco Island and approximately 4-miles north of the Marco Island Marriott Beach Resort. Driving to Marco Shores from the Southwest Florida International Airport (RSW) takes approximately 45-minutes and driving to Fort Lauderdale takes approximately 105-minutes using "Alligator Alley". Marco Shores is a non-gated community. Comprised of 4 sub-communities, Marco Shores has multiple floor plans and architectural styles. Each sub-community has their own community pool and cabana.   • Marco Shores has two lakeside, hard-court tennis courts with plenty of tennis activity for players of all skill levels.

  • There are swimming pools in neighborhood communities that are solely for the use of the association owners and their guests.
Beach Access
  • Marco Island is just 2-miles away and has two publicly accessible beaches on the Island (north and South). The southern beach is located on South Collier Boulevard and has a 70-parking space lot with rest room access. The parking lot is located on Swallow Avenue and is a short walk across the street from the beach. The south beach is surrounded by plush hotels and condominiums. The north beach is called "Tigertail Beach" and is located off Hernando Drive on Marco Island. This beach is 32 acres of white sand beaches and one of the world's most important habitats for wintering and nesting shorebirds. There are 226 parking spaces including 8 hourly parking spaces and 6 handicap parking spaces. There is an $8.00 daily beach parking fee for non-beach parking permit holders or hourly parking at $1.50 per hour. The Tigertail Beach Cafe is a full service restaurant serving breakfast and lunch. Beer and wine available. Amenities: Restroom facilities, Picnic area with tables and grills, Beach rentals (Stand-up Paddleboards, Kayaks, Water Trikes, Electric Boats, Beach Cabanas and Chairs).

Real Estate agents in Southwest Florida use the word VILLA to describe luxury residences that are either rented or bought as a seasonal vacation homes or permanent residences.
