Caribe is a security building in the Cove Towers area comprised of high-rise condominiums with sub-building garages, water views, preserve views and views of the Gulf of Mexico. 	Pet Policy Each unit may keep 1 dog or 2 cats. Dog not to be of a height higher than 15 inches from shoulder to foot. A unit owner may also keep a maximum of 2 birds in a cage. Cats and dogs must be leashed or carried under the owner's arm at all times while on the common areas. Each pet owner shall be responsible for the immediate removal and disposal of their pet's excrement. No one other than the owner of a residential unit is permitted to keep any pets. Tenants may not have pets.
	Leasing / Rental Restrictions A unit owner may lease their unit up to 4 times during any 1 calendar year or any 12 month period. See Use Restrictions for details. No lease shall be for a period of less than 30 days. No lease may be for a period of more than 1 year.
	Occupancy There is no age restriction for occupants of units. Minors under the age of 18 shall be closely supervised at all times by an adult. Guests may occupy the unit with limitations (when the owner is present). Family and Non-family guests may occupy the unit with limitations (when the owner is not present). A high-rise building in Southwest Florida is considered to be 8 or more stories although a high-rise building in Naples does not contain more than 22 stories or 265 feet in height. A high-rise building in Southwest Florida mainly contains condominiums and usually has more amenities than a mid-rise or a low-rise building because the space allows it and the clientele demands it. There is often a grand lobby, 24-hour security, pools, tennis and sub-building parking or a separate parking structure all together. There are also sweeping views, which is an obvious byproduct of living on the top floors. What is a Boat Slip Lease? A Boat Slip Lease means that a boat slip can be leased from the Home Owners Association of a property but most often a lease must be made by a property owner from within the building our community. Besides having a place to dock your boat a leased boat slip can increase the value of your property as well as attract more renters if your HOA approves units to be leased. Maintenance is usually handled by the HOA (Home Owners Association), but maintenance conditions may vary. What is the Difference between an Apartment and a Condominium? Condominiums are usually attached to one another similar to apartment units. The difference between an apartment and a condominium is that a condominium owner owns the unit and shares ownership of common areas with other condominium owners such as the clubhouse, pools, elevators, stairwells, parking lots, etc. Apartments on the other hand are not for sale; one must pay monthly rent to the landlord aka owner of the apartment building. As a condominium owner, you are a member of an HOA (Homeowners Association) and pay a monthly fee to the association in exchange for maintenance of the common areas.

	Summary Built in the late 1990s, Cove Towers is located approximately 3-miles northwest of the shopping and restaurants at the Mercato Shopping Center and approximately 1-mile northeast of Delnor-Wiggins Preserve and Beach (by car). Driving to Cove Towers from the Southwest Florida International Airport (RSW) takes approximately 35-minutes and driving to Fort Lauderdale takes approximately 95-minutes using "Alligator Alley". Cove Towers is a 24-hour guard gated community. Comprised of five buildings, Cove Towers has multiple floor plans to choose from. There are two pools in Cove Towers. Montego and Nevis share a pool and clubhouse and Aruba, Baquia and Caribe share the other pool and clubhouse. Cove Towers has amenities such as Pool and Fitness Center, but have access via membership to golf, tennis and boating through the Tarpon Cove Yacht & Racquet Club. 	Property and Home Style(s) The Cove Towers sits atop less than a hundred acres of land and is set along side Wiggins Bay which feeds into the Gulf of Mexico. All five buildings have four residences per floor. The Caribe, Bequia and Aruba were the first three towers built. The building elevators open into covered walkways leading to the unit entrances. The Montego and Nevis are the last two buildings built of the five. The elevators in these two buildings open into the interior of the residences. In addition to the optional membership of Tarpon Cove Yacht & Racquet Club, owners in the Montego and Nevis have access to the Calypso Club which houses the pool, fitness, dining and other amenities. The five towers range in size from 15-18 stories in height. The residences in the newer towers (Montego and Nevis) are larger in square footage than the older three buildings (1,600 - 2,500 square feet vs. 2,400 - 2,700 square feet).

	Dining The Calypso Club (exclusive to Montego and Nevis) provides a gathering place for mid-day sandwiches and afternoon drinks. The menu changes regularly, providing seasonal variations. The bar overlooks the pool and provides a diverse selection of beer, wine and spirits. The dinning room at the Tarpon Cove Yacht & Racquet Club is available to members and is as described on the linked website. Their main dining room is used daily as well as for special events such as holiday gatherings and parties.
	Golf There is no golf on the property but with membership to the Tarpon Cove Yacht & Racquet Club, one would have access to Spanish Wells Golf and Country Club. Spanish Wells Golf & Country Club features 27-holes of championship golf designed by Gordon Lewis (north and south course) and Bruce Howard (east course). There is a driving range, practice green and PGA accredited staff/pro to help with swing instruction and golf course management. The Pro Shop offers the latest in Golf Apparel and accessories, hosts demo events, club fitting, re-gripping, spike replacement plus a summer reciprocal program.
	Tennis Tarpon Cove Yacht & Racquet Club has six Har-Tru tennis courts with plenty of tennis activity for players of all skill levels. Accredited Tennis Pros and the use of the automatic tennis ball machine are available to help improve your skills. The tennis courts are lit for evening play.
	Pool There are two pools in Cove Towers. Montego and Nevis share a pool (+ spa) and Aruba, Baquia and Caribe share the other pool (+ spa). Tarpon Cove Yacht & Racquet Club also have pool services and wet areas.
	Fitness The Fitness Center at the Calypso Club has state-of-the-art fitness equipment, including cardiovascular, strength machines, free weights and a designated stretching area (exclusive to Montego and Nevis). There is a spa and private massages available at the Calypso Club (exclusive to Montego and Nevis). The Tarpon Cove Yacht & Racquet Club also has a fully staffed fitness center.
	Boating Cove Towers is on a waterway with gulf access and has one bridge obstruction to the gulf. Leased Boat Slips are available.
	Beach Access Members of the Tarpon Cove Yacht & Racquet Club have access to a 40-foot pontoon boat, named the "Cove Runner" that ferries members to the Delnor-Wiggins Pass State Park at the mouth of Wiggins Bay. Delnor-Wiggins Pass State Park offers white sand beaches, grilling facilities, picnic areas, and restrooms facilities.
	Amenities & Activities Cove Towers has a wide variety of social activities, clubs and events for its members and residents. 	Membership The Tarpon Cove Yacht & Racquet Club offers two (2) categories of membership called "Charter Membership" and "Associate Membership". A Charter Membership is only available to residents of the community and or purchasers of yacht slips in the Wiggins Bay Marina and require the payment of a onetime non-refundable, non-equity membership fee. The amount of Associate Memberships are made available as determined by the Club. Associate Memberships are renewable at the end of each dues year at the sole discretion of the Club.
