One owns a share of stock in a corporation which owns (or leases) the land and buildings which allow you to lease an apartment or unit for as long as you own the stock. You are very limited on what you can do to the interior of your unit, but you don't have to worry about maintenance. In a co-op, if the furnace goes out, the co-ops maintenance crew will fix the problem. Co-ops are run by a Board of Directors. The Board of Directors not only collects monthly maintenance fees and uses it to maintain the property; they also decide who can live in the co-op by deciding who can buy stock. A share of stock cannot be mortgaged, but it can be pledged as security for a loan, and the loan is sometimes referred to as a mortgage. Some lending institutions do make loans on cooperative units, although a larger down payment may be required, and the interest rate may be higher than on a real estate mortgage.
Some Notes about Co-ops in Collier County: In Collier County there are still about 35 residential cooperatives. There were about 100 residential cooperatives at one time in Collier County, most of them created in the early 1960's, before the first laws recognizing a condominium form of ownership. Since that time, condominiums have become the more predominant form of multi-family residential development in Florida.
Final Note: The financial soundness of a co-op is reflected in the exceeding low number of foreclosures and short sales of these units. The total number of cooperatives in Florida are gradually shrinking because one-by-one the existing cooperatives are being converted to condominiums. New cooperatives are not being built in Southwest Florida.
What is a Land Lease? A land lease is a type of financial arrangement in which the ground under a structure is leased, rather than sold to the builder, meaning that the land and the structure are owned independently. Example: If a real estate investor wishes to retain a piece of land, but not necessarily put energy into developing it. In this instance, the investor might work with a developer to create a land lease contract, allowing the developer to build a structure and rent or sell it, with the understanding that the land is leased and does not come with the building. This type of arrangement is more common in urban areas, and is often associated with cooperatives or tenant-owned buildings.

A low-rise building may contain condominiums, villas, co-ops, townhomes and even coach homes. A low-rise building sometimes offers more privacy but may have fewer amenities. A high-rise building in Southwest Florida is considered to be 8 or more stories although a high-rise building in Naples does not contain more than 22 stories or 265 feet in height. A high-rise building in Southwest Florida mainly contains condominiums and usually has more amenities than a mid-rise or a low-rise building because the space allows it and the clientele demands it. There is often a grand lobby, 24-hour security, pools, tennis and sub-building parking or a separate parking structure all together.
