Built in the late 1990s, Falling Waters North Preserve is a 31-acre site on the west side of Tamiami Trail (US 41). Falling Waters is located approximately 4-miles north of Mercato Shopping Center and approximately 2-miles east of Delnor-Wiggins Preserve and Beach. Falling Waters North Preserve is a gated community comprised of 90-two and three bedroom condominiums, each has two bathrooms, a large lanai and an oversized garage with private parking area. The interiors have 10-foot ceilings on the first floor units and the second floor units have 14-foot vaulted ceilings. The Falling Waters condominium buildings have pink Spanish concrete tile roofs and textured cement exterior walls with pavered driveways and walkways.

A low rise building in Southwest Florida is considered to be between 1 - 3 stories and does not usually exceed 40 feet in height. A low-rise building may contain condominiums, villas, co-ops, townhomes and even coach homes. A low-rise building sometimes offers more privacy but may have fewer amenities. Parking for low-rise buildings is more commonly uncovered or uses carports that are detached from the building although with newer construction there are many exceptions.
