Pet Policy
  • Owners are allowed to keep up to two (2) domesticated pets including birds, fish, cats and dogs provided the dogs do not weigh more than 20 pounds a piece.
  • No one other than the Owner of a Residential Unit is permitted to keep any pets. Tenants may not have pets.
  • Cats and dogs must be leashed or carried under the owner's arm at all times while on the common areas.
  • Each pet owner shall be responsible for the immediate removal and disposal of their pet's excrement.
  • No reptiles, amphibians, poultry or livestock may be kept in the Condominium.
Leasing / Rental Restrictions
  • A Unit Owner may not lease a Unit for more than five (5) separate leases or rentals during any one (1) calendar year.
  • No lease shall be for a period of less than thirty (30) days.
  • No lease may be for a period of more than one (1) year.
  • The board may, in its discretion, approve the same lease from year to year.
Occupancy When Owner is Present
  • There is no restriction on the number of guests whether related or unrelated to the owner, who may occupy the unit in the presence of the unit owner.
  • Minors under the age of 18 shall be closely supervised at all times by an adult to insure that they do not become a source of unreasonable annoyance to other residents.
Occupancy When Owner is NOT Present (Non-Leased Guests)
  • Family Guests (1) Calendar Year: May occupy the unit for a period not to exceed thirty (30) days. The total number of occasions for occupancy shall be limited to four (4) with a maximum aggregate total of one hundred and twenty (120) days. See Use Restrictions for definition of Family
  • Non-Family Guests (1) Calendar Year: One (1) family may occupy the unit with no more than five (5) persons for a maximum of thirty (30) days. The total number of occasions for this type of occupancy shall be limited to four (4). See Use Restrictions for definition of Family

Beach Access
  • Vanderbilt Beach is just 6-miles away and has 152 parking spaces. There is additional metered parking on the street with easy handicap accessibility to the beach. The Vanderbilt Beach Park also has a new 375-space parking garage for public use. There is a $6.00 parking fee at the parking lot or a Beach Parking Permit is required. There are restrooms at the beach plus nearby food concessions and equipment rental (kayaks, paddleboards and beach chairs). Note: Vanderbilt Beach is typically voted as one of the top 25-beaches in the country and was recently voted #5 in US News & World Report's "Most Relaxing Beaches".

What is Considered to be a Low-Rise Building in Southwest Florida?
A low rise building in Southwest Florida is considered to be between 1 - 3 stories and does not usually exceed 40 feet in height. A low-rise building may contain condominiums, villas, co-ops, townhomes and even coach homes. A low-rise building sometimes offers more privacy but may have fewer amenities. Parking for low-rise buildings is more commonly uncovered or uses carports that are detached from the building although with newer construction there are many exceptions.

What are the Benefits of a Tile Roof?
One of the advantages of a Tile roof is that due to its absorbent properties it keeps the temperatures in the home warm during the winter and cool during the summer. Another benefit is that Tile Roofs are fire-resistant and require very little maintenance. The lifetime of a Tile roof can last over 50-years.

What is Concrete Block Construction?
Concrete Block Construction which is also referred to as a CMU (concrete masonry unit) have great qualities for homes built in southwest Florida. Concrete blocks are unaffected by termites and are very sturdy during hurricane season. Concrete Blocks are fireproof and have great insulation qualities that help save energy. Also, concrete blocks do not degrade in the harsh Florida sun. Most concrete blocks measure 16x8x8, are lightweight and considered to be very durable; especially when they are filled with poured concrete and reinforced with steel rods.
